Your Free Consultation

First off you'll meet one of our design experts, where you can discuss your vision for your ideal garden room. Below, is a list of various elements that will be considered:

  • Size & location
  • Windows & door type
  • Cladding type, (red cedar is a popular choice), composite cladding comes in lots of colours options
  • Lighting (interior & exterior)
  • Electrics (for TV, bar area, office table, gym equipment etc)
  • Heating. electric radiators (air conditioning is a option depending on what you would like to use your garden room for)
  • Decoration and overall look.

3D drawing, pricing
and start date

At Kenwin we provide a free 3D drawing with your quotation, so you can visualise what your build will look like, before you sign a contract and start date.

Frequently Asked Questions

How long does it take to build?

It very much depends on the size and the spec of the build. With our personal touch and high quality workmanship, we like to estimate 3-5 weeks.

What is included in my build?

Consultation, design, groundworks, building of exterior and interiors (please see our HOW IT'S BUILT page for full details).

Can I use my garden room all year round?

Yes, you certainly can!  They are very well insulated and if you require heating or air conditioning fitted, we can install these as an added extra.

How much do they cost?

It depends on the size and spec of the build, anything between £1000 -£1300 per square metre.

Do I need Planning permission?

Outbuildings are considered permitted development and do not needing planning permission, but are subject to limitations and conditions. For more information, please see below.

What areas / locations do you cover?

Kent, Surrey, South East London, Essex and surrounding areas.

DO I NEED PLANNING PERMISSION ??

Rules governing outbuildings apply to sheds, playhouses, greenhouses and garages as well as other ancillary garden buildings
Outbuildings are considered to be permitted development, not needing planning permission, subject to the following limits and conditions:

  • No outbuilding on land forward of a wall forming the principal elevation.
  • Outbuildings to be single storey with maximum eaves height of 2.5 metres and maximum overall height of four metres with a dual pitched roof or three metres for any other roof.
  • Maximum height of 2.5 metres in the case of a building,
  • No more than half the area of land around the "original house"* would be covered by additions or other buildings.

*The term "original house" means the house as it was first built or as it stood on 1 July 1948 (if it was built before that date).

Although you may not have built an extension to the house, a previous owner may have done so.*Designated land includes national parks and the Broads, Areas of Outstanding Natural Beauty, conservation areas and World Heritage Sites.

Please note:
The permitted development allowances described here apply to houses and not to:

  • Flats and maisonettes (view our guidance on flats and maisonettes)
  • Converted houses or houses created through the permitted development rights to change use (as detailed in our change of use section)
  • Other buildings
  • Areas where there may be a planning condition, Article 4 Direction or other restriction that limits permitted development rights.
